What's Included with your Roof Inspection?

​Our Residential Roof Inspection stands out as one of the most comprehensive roof inspections available. It includes the following:


  1. ​Determination of your home's location. Is it on a High Velocity Hurricane Zone (HVHZ)?
  2. Permit search or permit history investigation for roof history and inspections.
  3. Determination of roof age and what kind of material the roof was built with.
  4. Determination of roof material to make sure it meets the Michigan Building Code.
  5. Access the attic to determine Roof Deck type, Roof Deck attachments (sheeting), measure the size of nails and use special equipment to determine the spacing of the nails.
  6. Determine what kinds of Roof-to-Wall attachments there are. Is it toe nails, clips, single straps, or double straps and how they are securing the roof. We make sure they are well installed.
  7. We look at the Roof Geometry and advise any retrofits that you can do to make your roof more secure against wind storm.
  8. Determination of Secondary Water Resistance. Also called as Sealed Roof Deck. ​
  9. We take pictures and include all the pictures required by your insurance company with your report.
  10. We DO NOT perform Roof Repairs. Therefore, rest assured that we have no interest in doing any work in your home or business. In fact, people use us to verify that their roofers did the work right.

    No, a home inspection reports on the condition of the home at a particular day and time.  It is not a municipal or code compliance inspection that would “pass” or “fail” a home.  Our detailed report will provide action and consideration items for your review.

    The reports  are available via our Web site within 24 hours of the inspection.

  • Will you repair any problems or conditions you find for an additional charge?

    No, it is a conflict of interest for a home inspector to do repair work on a home he/she inspects.
